Ideally situated in the Anjou region ( and the sort after post code of department 49) this quietly situated old farm has been carefully renovated over a number of years, the gite business is one the most sucessful in the area and its proximity to Doue la Fontaine, Montreuil Bellay, Saumur and Angers, all add to its appeal

On approaching this charming house up the lane there is just a wild field hedge – full of plums in autumn, full of blossom in Spring - but, on turning through the gates all starts to be revealed before you. The glorious mature lime tree after which the property is named, the carefully maintained gardens and buildings, old stone and bright flowers, golden gravel and red-tiled roofs to beguile you...

For here you have one of the most successful gite businesses  in this part of the Loire, frequently booked between Easter and the end of October.

It has also been developed with horses in mind, and now offers boxes, stables, fenced paddocks and field - in all the site totals some 6.4 hectares. For those of you without horses or the need of the field, it could be let to a local farmer as it has been done in the past. The old buildings, renovated over the last 10 years, are in the shape of a U, the old farmhouse linked to a cottage, now a delightful two bedroomed gite, with its own garden behind and alongside. The cottage has a spacious living/dining room, with its original beams and fireplace/ Bread oven, a separate modern fitted kitchen and upstairs two bedrooms, one with all its old beams, and a shower room with wc. (It can, via a sound-proofed door, be linked directly to the farmhouse to provide much larger accommodation).
The farmhouse has a deluxe kitchen/dining-room, a refitted stylish bathroom, and a new extension to the back giving a light and airy family room opening out onto the owners' private terrace, with open views over the surrounding fields and the property's developing walnut orchard. The large barn, a handsome two-storey stone building, was professionally converted into a quality three-bedroomed gite and the ground floor is wheelchair-adapted, with one bedroom having its own shower-room, so opening the market for lettings (there are very few suitably adapted gites in the area) or to older people who welcome the additional space so provided. This is an excellent way of extending your letting season.
Upstairs there are two further bedrooms, the main one with an original beamed “chapel” ceiling, an exposed original stone wall, and windows to three sides with stunning countryside views.

The private garden is to the back away from the courtyard, well sheltered with maturing trees, but maintaining open views across to the floodlit (in summer) church of Le Puy Notre Dame, which at night seems to float on the horizon.

Here whilst with all the peace and quiet you could wish for, nothing is very far away! Access is easy, either by car, TGV, or plane. The UNESCO Loire is less than 30 minutes away at Saumur: or Doue la Fontaine 'la Cite des roses' (a busy market town and the rose-growing centre of France, with an internationally famous conservation Zoo) is within 15 minutes for all your requirements, including two large supermarkets.

This is a well-established gite business which has been run with great success since 1998, but with the added potential – should you want it – of doing more with the equestrian side or of using it for residential courses ….. it needs no work at all, is beautifully maintained, ideally situated in one of the top tourist areas of France, and it's stunning.
